Once you have designed your space, PF Modular will get to work on constructing your new common room building to your exact requirements. Ordering a modular building is an easy process.
When construction is finished, your new student common room building will be placed onto the back of an HGV to be transported to your site. Please make sure that your site is accessible for the lorry.

Won’t a common room be too noisy for the classrooms around it?

It’s the right question to ask, and it’s a design problem rather than a reason to avoid one. Sound insulation is specified in the building fabric, and where a common room sits close to teaching space, we’ll look at both the construction and the siting, which side the entrance opens onto, and where the noisy zone sits relative to the quiet one. Get it wrong, and you’ve created a problem; design for it, and you won’t notice.

Can we include a kitchen or servery?

Yes. Food preparation areas, serveries and eating spaces are common in these buildings, and they bring their own requirements — drainage, extraction, hygienic finishes, and enough power in the right places. Worth deciding early how far you want to go, because a vending-and-microwave corner and a full servery are very different builds.

How well does a common room hold up to heavy daily use?

Better than people expect, provided the specification reflects reality. A room used hard by a few hundred students needs durable flooring, robust wall finishes and fittings chosen for abuse rather than appearance alone. We’d rather specify that at the outset than have you replacing surfaces in three years.

Can the building be used outside normal hours or by community groups?

Often, yes, and it’s a genuine advantage of putting the space in its own building. A standalone common room can be opened up for evening or weekend use, clubs, community lettings, and revision sessions, without unlocking the rest of your site. If that’s part of the plan, tell us early: separate entrances, zoned access control, and independently controlled heating all need designing in rather than bolting on.

Can a common room be procured through the ESPO framework, or is it only for teaching spaces?

It isn’t limited to teaching spaces. PF Modular holds a place on ESPO Framework 953_26 (Modular Buildings), whose education lots cover the wider estate as well as classrooms, including social, staff and support accommodation. So a common room can be appointed through the same compliant, pre-tendered route as any other building. More on our ESPO framework supplier status.

Can the framework be used more than once?

Yes. A framework isn’t a single-use route; you can call off from it repeatedly for as long as it’s in place. For institutions working through a phased estate plan, that means a common room now and a teaching block next year can both go through the same agreement, with the same terms and no fresh procurement each time.
