Our Modular Nursery Process

Once you have designed your space PF Modular will get to work on constructing your new nursery building to your exact requirements.
When construction is finished your new nursery building will be placed onto the back of an HGV to be transported to your site. Please make sure that your site is accessible for the lorry.

Frequently Asked Questions

Will a modular nursery building meet EYFS space requirements and Ofsted expectations?

Yes — the EYFS statutory framework sets minimum indoor space per child, and it varies by age group, so it’s one of the first things we establish when scoping your building. We design to those standards from the outset rather than working backwards from a fixed size, alongside the ratios you’ll need for toilets, washrooms and food preparation areas. Tell us your intended registration numbers and age bands, and we’ll design the space around them.

Can a modular nursery include secure outdoor play space?

It can, and for early years settings, it’s rarely an afterthought. Buildings can be designed with level-access thresholds straight out to play areas, covered canopies for all-weather use, secure fencing and gates, and clear sightlines from indoors so staff can supervise both spaces at once. Where the outdoor area is central to your provision, we’ll design the building around it rather than dropping it onto the site and working out access later.

What safeguarding and safety features can be designed in?

Everything you’d expect of a purpose-built early years setting. Secure entry systems and controlled access, finger-guards on doors, window restrictors, rounded edges and recessed fittings, non-slip flooring, and layouts with clear staff sightlines throughout. Low-level, child-friendly toilets and washrooms are a standard consideration rather than an upgrade. We’ll work through your specific safeguarding policy at the design stage.

Can a modular nursery be extended if we need more places later?

Yes — and it’s one of the stronger arguments for modular in early years, where demand can shift quickly. Additional modules can be added to an existing building, and internal walls reconfigured, without starting again from scratch. If you’re anticipating growth but can’t justify the space today, it’s worth telling us at the design stage so we can plan the layout and services with that expansion in mind.

Does the ESPO framework cover nursery and early years buildings?

Yes. PF Modular holds a place on ESPO Framework 953_26 (Modular Buildings), and the education lots cover nursery and early years accommodation alongside classrooms, laboratories and staff rooms. Buildings are specified to your requirements in the usual way, the framework determines how you appoint us, not what we can build. More on our ESPO framework supplier status.

We’re a private day nursery rather than a school — does ESPO apply to us?

Probably not, and it makes no practical difference to you. ESPO frameworks are built for publicly funded organisations, local authorities, maintained schools, academy trusts and similar bodies, so a privately run nursery would usually contract with us directly instead. Same buildings, same design team, same standards; just a different route to getting there. If you’re unsure which category your setting falls into, ask us, and we’ll help you work it out.
