What's the difference between a portable classroom and a modular classroom?

Scale and permanence, mainly. A portable classroom is a standalone unit designed to be delivered, positioned and put to use quickly — often within hours of arriving on site. A modular classroom is typically a larger, more integrated building, craned into position over a day or two and fitted out afterwards. Portables suit fast turnarounds and short-term need; modular suits permanent additions to your estate. Both are built off-site to the same quality standards. Is it better to hire or buy a portable classroom?

It comes down to how long you need the space. Hire makes sense for a defined period, covering a refurbishment, a temporary bulge in pupil numbers, or a decant while a permanent scheme is built. Buying makes sense where the need is ongoing, or where the numbers show hire costs overtaking purchase over the life of the building. What happens at the end of a hire period?

We collect the building and remove it from your site, restoring the area as agreed at the outset. If your needs have changed, hire periods can usually be extended, or the building can be purchased outright. Plenty of schools start with a hire and convert to a purchase once a temporary need turns out to be a permanent one.

Do portable classrooms still have to meet DfE and Building Regulations standards?

Yes — “temporary” doesn’t mean exempt. Our portable classrooms are built to the same standards as our permanent buildings, including the relevant DfE Building Bulletins and UK Building Regulations. Pupils and staff get the same acoustics, ventilation, insulation and accessibility whether the building is with you for a term or for twenty years.

What is the ESPO framework and how does it benefit schools?

ESPO is a public sector-owned professional buying organisation that runs pre-tendered framework agreements for schools, councils and other public bodies. PF Modular holds a place on ESPO Framework 953_26 (Modular Buildings). Because ESPO has already run the competitive tender, you can appoint us through the framework without repeating that exercise yourself, a compliant route to market that saves months. Can we hire portable classrooms through ESPO rather than buy them?

Yes. Framework 953_26 has a lot specifically for the hire of education buildings, classrooms, laboratories, nurseries, staff rooms and more, and PF Modular is appointed to it. So if your requirement is temporary, you get the same procurement shortcut as a school buying outright. Hire arrangements under the framework start at 26 weeks and run upwards from there.
