View DetailsWe supply great-value refurbished and used modular buildings for sale, including portable classrooms, offices and storage units. For many schools and businesses, a used modular building is a faster, more cost-effective alternative to a permanent structure, as the existing layouts and internal finishes are often well-suited to their next use with little or no modification.
Choosing from recycled second-hand modules is also a highly sustainable and eco-friendly option compared with traditional building methods, with modular construction allowing your building to be completed up to 60% faster than a conventional new build.
Standard-layout buildings can typically be delivered in just 2–3 weeks from the point of order, keeping disruption to your site to a minimum. Floor plans can be customised, and all finishes can be tailored to suit your requirements. Our buildings also make excellent temporary classrooms and modular classroom spaces.
Our current stock changes all the time, so if there’s a building type you have in mind that isn’t listed here, please call us on 01420 587880.

For organisations that need quality space quickly and affordably, a refurbished modular building is one of the smartest options available. As a general guide, a pre-owned modular building can cost considerably less than its new equivalent, without compromising on the standard of the finished building.
The savings don’t stop at the headline price. Faster lead times mean lower on-site and management costs, and because you’re reusing an existing structure rather than commissioning a brand-new one, you’re also making a genuinely sustainable choice. For many buyers, refurbished modular delivers the best balance of cost, speed and quality, which is exactly why demand continues to grow. You can read more in our guide to the difference between buying a new or refurbished modular building.
Used and refurbished modular buildings are remarkably versatile, suiting almost any application across both the public and private sectors. Common uses include:

What's the difference between used, refurbished and second-hand modular buildings?
“Used” and “second-hand” describe the same thing, a pre-owned modular building that has had a previous life on another site. “Refurbished” goes a step further: the building is inspected and then renovated, with new fixtures, fittings and finishes applied to bring it up to standard. At PF Modular, we offer both and can refurbish any used building to your specification.
Are refurbished modular buildings as good as new?
In most respects, yes. The steel frame at the core of a modular building is extremely durable, and a quality refurbishment renews the elements that show wear, flooring, decoration, fittings and finishes, so the finished building can look and perform much like new. The main differences are a lower price and a shorter lead time. If you need the absolute maximum lifespan, a new build may suit better, but for most uses, a refurbished building offers excellent value.
How long does a refurbished modular building last?
A well-maintained modular building can last 25–50 years or more, comparable to many traditionally constructed buildings. Because the steel frame is the core structural component, it remains durable and reliable over a long service life, and regular maintenance helps protect that longevity.
Do I need planning permission for a used modular building?
In most cases, yes. As a general rule, any modular building intended to remain on site for more than 28 days requires planning permission, regardless of size, and this applies to both temporary and permanent structures. We can submit and manage your planning application as part of our service. Schools may also benefit from Permitted Development Rights, which can simplify the process for educational sites.
Can a used modular building be customised to my requirements?
Yes. Although the base structure already exists, used and refurbished modular buildings can be reconfigured and finished to suit your needs, including layout changes, window and door positions, internal fit-out, and a wide choice of internal and external finishes. Customisation adds a little to the lead time, but rarely by much.
How quickly can a refurbished modular building be delivered?
A standard-layout refurbished building can typically be delivered in around 2–3 weeks from the point of order, with on-site installation usually measured in days rather than months. Because the building already exists, refurbished and recycled modular approaches can be considerably faster than building from scratch, some industry sources suggest up to around 70% faster than traditional on-site construction. Customisation or groundworks may extend this.
What's checked and replaced during refurbishment?
Each building is inspected before it’s offered for sale, and our refurbishment service can renew flooring, wall linings, decoration, fixtures, fittings, windows, doors and external cladding as required. The structure is checked for integrity, and the specification is brought up to standard for its next use. The exact scope depends on the condition of the unit and your requirements.
Do your refurbished modular buildings come with a warranty?
Warranty cover can vary depending on the building and the work carried out, and individual fixtures and fittings may carry their own manufacturer’s warranties. The best approach is to speak to our team about the specific unit you’re interested in, and we’ll confirm what’s included.
